The following is a notice from the Communidad of one of the local residential complexes in the south of Tenerife to its property owners.
"There has been a good deal of concern amongst residential communities regarding the law and the definition of holiday letting.
"It is possible that some owners are not aware that the law concerning Holiday Letting in Private Residential Communities is now being enforced. Those owners who have made it to press have been fined €18,000 each. We are aware of seven cases since February this year. Inspectors have been appointed to visit (unannounced) the various communities and investigate.
"Holiday Letting (defined briefly - as: short term letting for gain) is classed as "Touristic Activity and governed by the Canary Tourism Council, and is forbidden in private Residential Developments, which are not licensed for Tourism.

"Of course, we are all aware that owners may occasionally make their properties available to family and/or friends and in order to ensure there is NO confusion we would respectfully ask that in order to safeguard themselves and the community, owners will ensure:
1) "That they advise the community when their apartment will be occupied and by whom. (This simple expedient will protect both parties against unauthorized occupancy and will safeguard the security of all concerned.)
2) "Ensure that their guests are aware of community rules - a copy should be available in the apartment - and that the owner is responsible for the behavior of their guests."
This particular complex has informed its residents that notices will be put up around the complex clearly stating that the Community is a Private Residential Complex and does not permit Holiday Letting.
